Complications of Selling Your Own Home

If you are considering selling your home  , you could  certainly envision selling it yourself.  “For Sale by Owner” homes can be found in many neighborhoods  around the world.  You can expect  saving some money over realtor fees if you sell your home on your own , as well.  However , no matter how much you might save, selling that home on your own might not be the right decision  .  Why not?  What will happen if you attempt to sell your home by yourself ?

Firstly  , imagine  just how much exposure you can receive  for that home on your own.  Sure, you can put a sign in the yard.  You can most certainly place an ad in the classifieds section of your local newspaper, or list the home in one of the myriad of “property finder” publications.  However, you will find that the amount of interest that you can generate is only a fraction of what a skilled realtor can do for you.

You will also find that selling your home on your own will take much more time  than if you used a realtor.  This can result in some serious problems when it comes to acquiring your asking price.  You might just find that you are forced to lower your asking price by a staggering amount.  Remember , if your home sits on the market unsold for an extended  period of time, most people  are going to think there is something wrong with it and will expect the price to be reduced as a result.

You will also find that limited exposure (as mentioned above) can result in a lower selling price.  As time drags by without a single buyer, you will grow increasingly desperate to sell that home, in particular if you have already taken out a mortgage on a new home.  notwithstanding, you will be resolved  to let the home go for a song, ruining your profit on the transaction .

Lastly  , you will find that it requires far more than a layman’s knowledge to complete the paperwork for homeownership transfer.  What will you do if the purchaser  does not  have his or her own financing ?  Will you know when to use a Toronto mortgage broker? How do you draft  up the papers for the sale?  In addition, if you use a  attorney  to help you work out all the kinks in the paperwork, don’t forget that their fees will cut  into your profit margin by a considerable extent.
