The MLS System Is Changing

The MLS (Multiple Listing Service) System has been in use since the late 1800s. The CREA (Canadian Real Estate Association) and the NAR (National Association of Realtors) were the original founders of the MLS System, and still today only their members can make use of it. Basically, the MLS is a giant list of properties that is sent from one broker to the balance of those involved with the NAR or the CREA. In return, the other brokers help the lister sell the property by giving it more publicity, and receive a commission for their efforts. The changes to marketing and advertising has created somewhat of a rift between the NAR and the CREA. Both sides seem to agree that there needs to be change from within the system if they are to compete in this new market.

The internet has become a valuable tool to home sellers and property buyers. The internet enables the seller to post their real estate and have it viewed by buyers who are searching for real estate at no extra cost to them but there are still many purchasers who may be looking for homes in Mississauga and go to search engines and look up the termMississauga MLS listings. It is for this reason that the board directors of CREA and NAR have been meeting frequently to evaluate alternative measures that can be taken to prevent the MLS System from becoming obsolete. We should keep in mind that the MLS System is still very efficient when it comes to locating a buyer for your property. When you place your real estate in the hands of one the MLS brokers, you can rest assured that your property will sell for what its true value is. The internet is allowing the home seller and buyer to become much more educated when it comes to negotiating a contract, and this is causing the real estate market to require less MLS agents.

It is general consensus amongst members from both the NRA and the CREA that the MLS should be accessible by more agents. This would enable the MLS System to be used by realtors all over the country, and therefore home sellers won’t need to seek out a NAR or CREA member, which can often discourage potential customers due to the extra hassle. Members of the MLS System are aware that the real estate market is shifting, and that they are going to need to accept smaller fees for their services. In order for these agents to continue helping each other make money, they are going to have to keep the MLS alive. 

The MLS system allows its members to charge customers extra fees for their services which allows them to make extra money. In many cases, these services have little to do with the MLS listing. When this came out to the public, many were outraged by the NAR and the CREA demanding fees that were extra to what was required for just the listing. As with numerous other businesses, the MLS System needed to be modified due to public demand. Consumer choices within the MLS System have become the leading issue of changes amongst others. The realtors are to present what services are to be performed, and are to offer reasonable fees for those services.
